Maintenance
Before your move-in, our maintenance team will thoroughly inspect your apartment. They will repair or replace any damaged items, patch up any holes in the walls, repaint as necessary, clean the entire space, and ensure all traces of the previous tenant are removed, if applicable.
Our maintenance staff is onsite and happy to assist. For emergency situations we have 24/7 service.
For maintenance requests, please submit a work order through our Habitat Home App. If it's an emergency, please contact the front desk for an immediate response.
Maintenance requests are prioritized by urgency, with critical issues being addressed first. For non-urgent requests, our maintenance team will respond in the order they are received and aim to get back to you within 48 hours.
You don't need to be home for our technician to complete the service, as long as we have your permission to enter. If you have a pet, we kindly ask that you secure it before we come in.
If you're locked out during normal business hours, our maintenance team is happy to help at no charge. After hours, there’s a $50 lockout fee for each occurrence.
It's your home, and we encourage you to make it your own—whether that means hanging photos or artwork, mounting a TV, or adding extra shelving. To help avoid any charges at move-out, we kindly ask that any holes larger than a dime be filled prior to your departure. As a general guideline, please aim to leave your apartment in the same condition as when you moved in. If you have any questions, don't hesitate to reach out to the office—we're always happy to help!
Amenities
Our amenities are an extension of your home, designed to enhance your lifestyle. Enjoy the spacious Social Lounge featuring a pool table, and shuffleboard — free to use or available for private parties at a cost. The co-working area with private work pods are free to reserve for your convenience. Stay active in our gym and yoga studio, or unwind in our newly installed saunas. For outdoor relaxation, our south facing Terrace offers a pool, jacuzzi, gas grills, fire pits, and lounge seating. We also have a private dog park on the riverwalk for your furry companions to enjoy.
Our pool is open from around April through September, weather permitting, while our Terrace remains open later into October. We want you to make the most of our outdoor spaces, so we try to extend the season whenever the weather allows!
Parking is available in our covered garage on a first-come, first-served basis, with both unreserved and reserved spaces. EV charging stations are also available for your convenience. The garage is managed by SP+ Parking, with current monthly rates of $286 for unreserved spaces and $391 for reserved spaces.
Each apartment comes fully equipped with a full-size washer & dryer.
Yes, we love our furry residents! Our community features a dedicated dog run, and we always have treats waiting for them at the front desk.
At Kingsbury Plaza, we're happy to welcome up to two pets per unit! The pet fees are a one-time charge. There is $500 for each dog (limit 2) and $300 for each cat (limit 2). Please note, pet fees are non-refundable.
There are no weight restrictions, but breed restrictions do apply. To the extent permitted by law, the following dog breeds are not allowed in the building:

- Pit Bull Terriers
- Cane Corso
- Rottweilers
- Staffordshire Terriers
- Akitas
- Mastiffs
- Great Danes
- Doberman Pinschers
- Wolf Hybrids
We provide a full length dog park that your pets will love!
We feature full size appliances made by General Electric, including the stove, microwave, refrigerator, dishwasher, and washer and dryer.
We do not offer furnished apartments for rent.
If we offer furnished apartments in the future, the specific units will be listed on our website. Currently, we do not offer furnished units.
Our current shortest lease term option is a 6-month lease, however this is subject to change.
We do not currently offer corporate leases at this time, however this is subject to change.
For your convenience, we offer 24/7 package lockers. Once your package is delivered, Parcel Pending will send you a unique access code, allowing you to retrieve your package at any time.
Our fitness center is open daily from 6 AM to 11 PM, giving you the flexibility to fit your workout into your schedule.
Our fitness center features a wide variety of equipment to support your workout routine, including a squat rack, free weights, treadmills, rowers, SkiErg, stationary bicycles, a yoga studio with a barre, an Echelon workout mirror, and more.
In Chicago, residential quiet hours are typically observed from 10:00 PM to 8:00 AM. Our amenities are available on a first-come, first-served basis, unless reserved for another resident or event. Amenities such as the freight elevator and work pods are free of charge, while the guest suite and social lounge require payment.

Touring is free! You can schedule an in-person or virtual tour online, or give us a call to book your tour. We're excited to show you around!
While we do welcome walk-ins, we recommend scheduling a tour in advance to ensure we're available at your preferred time and can dedicate a full 45 minutes to showing you around.
For your convenience, our office is open 7 days a week.
To apply, visit our website, choose the floor plan you'd like to apply for, create an online account, complete the application, and pay the one-time $500 administrative fee along with a $75 application fee per applicant. Once submitted, this will reserve the apartment for you, and we'll begin the screening process.
The approval process time frame varies depending on our third-party screening company. It can take anywhere from a few hours to up to a week.
There are no upfront costs beyond the $500 administrative fee and $75 application fee per applicant paid when submitting the application. No security deposit is required, and once approved, you are not required to pay rent until your lease officially starts.

Our payment platform, Bilt, is accessible through our resident app. It allows you to pay using a debit card, credit card, or bank account, and you can set up recurring payments for added convenience.
Rent payments are not made directly through our website, but via our Habitat Home app, which will redirect you to our payment platform, Bilt.
There are no monthly fees for using the payment platform. However, there are convenience fees for payments made with a debit or credit card, while payments via bank account are fee-free.
Renters insurance is required for the duration of your lease, with a minimum of $300,000 in personal liability coverage. While we partner with ePremium as our preferred insurance provider, you are welcome to use any provider as long as your policy meets our required coverage.
Utilities are not included in your rent. Instead, we offer separate utility packages based off of unit size, billed in addition to your monthly rent, which covers sewer, water, trash removal, cable, and high-speed internet through RCN/Astound.
Most of your utilities are included in our utility bundle. To set up your internet account or customize your cable/internet package, simply contact Astound/RCN. There is a one-time fee to install the router, but after that, internet and cable are included in your monthly utilities. For electricity, you'll need to establish an account with Commonwealth Edison (ComEd), and you'll be billed directly by ComEd based on your usage.
Kingsbury Plaza uses Astound Broadband to offer you fast, reliable internet and top-tier TV service, complete with all the equipment you need, including a modem, router, and optional wireless extenders. Plus, you can easily upgrade your service with Astound for a more personalized experience. With just a one-time router installation fee, everything is set up and ready for you to enjoy seamless entertainment and connectivity.

We price our homes based on many factors, including lease length. Please call our leasing office for specific details as these do change frequently. Pre-payments of rent are not accepted and do not affect price in any way.
Kingsbury Plaza does not require any security deposits!
Subletting is not permitted, but if you need to relet your apartment, we can assist with the process. Alternatively, if you're considering early lease termination, please reach out to the management team to discuss your options.
If you need to break your lease, our buyout fee is equivalent to two months' rent, plus any concessions that were applied. We also require 30 days' notice. Please reach out to the management team if you have any questions or need further assistance.
Location
The nearest 'L' station is the Merchandise Mart, served by the Brown and Purple Lines, just a short 10 min walk away. Additionally, the CTA's #65 bus route provides convenient access to Streeterville and North Michigan Avenue. With these options, commuting and exploring Chicago are both easy and efficient.
Kingsbury Plaza is located in the vibrant River North neighborhood of Chicago, a dynamic area known for its art galleries, upscale dining, and lively nightlife. Situated near the Chicago River, it offers easy access to downtown attractions, including the Loop, Magnificent Mile, and the Chicago Riverwalk.
Kingsbury Plaza is located within the Central Area School District of Chicago Public Schools. It's always a good idea to verify school assignments based on your exact address through the CPS School Locator tool or by contacting the district directly.
Along with our on-site dog park, you’ll find a neighborhood dog park just a short 4-minute walk away at Ward Park!
You can bike along the riverfront, the lakefront, and the 606 Trail, which isn't too far away.
Kingsbury Plaza is just a 10-minute walk to Target and Jewel-Osco for all your grocery needs. For shopping and dining, the Magnificent Mile is about a 25-minute walk away, offering a wide range of stores, restaurants, and attractions.
For nearby coffee shops, Starbucks is just a 5-minute walk away, while Blue Bottle and Joe & the Juice are both an 8-minute walk.

Depending on your preference, you can drive and park at our property during your tour, use nearby public transit, take a ride-share, walk, or bike. Located in the heart of the city, we are easily accessible by all forms of transportation.
